This month we are looking at Refurbs in Occupation (RIO)

Over the next month, we will be highlighting why RIOs are so popular and why Blue Jelly is so good at them.

Refurbishment in occupation is the implementation of a change in the workplace which is carried out in phases allowing a client to continue to operate their business with an agreed and managed level of disruption.

Founding Director, Paul Horne also says ‘With landlords keen to retain clients, many businesses are exploring lease renewals which can include a commitment from the landlord to upgrade key areas such as common parts, lighting, and mechanical services.
Carrying out a RIO negates the need for a relocation of a whole business, dilapidations and can often lead to a more significant upgrade due to economies of scale with landlord improvements.’

Andy Nixon, Partner at Knight Frank commented; ‘Tenants renewing their leases and reassessing how they occupy their space has undoubtedly been a post-pandemic trend and very prevalent this year. We expect this trend to continue as tenants see the working environment as an opportunity to differentiate from competitors and encourage their staff back into the office.’
